Slab foundation repair
Slab-on-grade homes are common in the South and Southwest, and expansive soils can make slabs settle or heave.
HomeRelay Pros is an independent homeowner resource and referral service. We are not a foundation repair contractor and do not perform foundation repair or structural work. Paid referrals through a partner network. The recipient confirms your service, ZIP, availability and terms; a call does not guarantee a local provider or appointment.
Signs of slab movement
- Cracks in floor tile or the slab itself
- Interior drywall cracks above doors and windows
- Doors that stick or swing open on their own
- Gaps around exterior doors or window frames
- Cracks in exterior brick
Common causes
Clay soil that shrinks in drought and swells in wet weather, poor drainage, tree roots pulling moisture from under the slab, and occasionally plumbing leaks beneath the slab.
How slabs are repaired
The most common method is installing piers (pressed concrete, steel push piers or helical piers) under the perimeter and sometimes interior, then lifting and stabilizing the slab. Drainage corrections are often recommended too. Some providers recommend a plumbing leak test before repair.

Questions to ask the provider
- How many piers do you recommend and where?
- What pier type do you use and how deep do they go?
- Do you recommend a plumbing test or engineer's report first?
- What's the warranty, and does it transfer to a buyer?
Frequently asked questions
Can a slab foundation be leveled?
Often it can be lifted and stabilized with piers, though it may not return to perfectly level. Ask what result to expect.
Do plumbing leaks cause slab problems?
They can. A leak under the slab can soften or wash out soil. Some providers recommend a hydrostatic plumbing test.
