Are foundation cracks normal? When to worry

Prepare for a foundation crack assessment: document changes, ask what the findings mean and compare the proposed repair scope before authorizing work.

HomeRelay Pros is an independent homeowner resource and referral service. We are not a foundation repair contractor and do not perform foundation repair or structural work. Paid referrals through a partner network. Confirm whether a provider can accept your location and project.

Can a crack's appearance tell you whether repair is needed?

A photo, crack width or direction alone is not a diagnosis. Ask a qualified evaluator to explain the condition, any evidence of movement or water entry, and why a repair or monitoring plan is recommended. This guide helps you prepare for that conversation; it does not establish that a building is safe.

Prepare a useful history for the assessment

If the area can be observed safely, record where the crack is, when you noticed it and whether its appearance has changed. Keep dated photos from a similar viewpoint. Mention water entry, changes in doors or windows, uneven floors and any previous repairs without trying to assign a cause yourself.

Do not remove finishes, excavate or enter an unsafe area to collect information. If you suspect immediate structural danger, keep people away and contact local emergency services or the building authority. An online referral is not a safety inspection.

Separate an assessment from a repair proposal

Ask who will evaluate the property, what their relevant qualifications are, what the visit includes and whether a written report has a separate fee. Clarify whether the evaluator also sells the proposed repair and whether an independent structural opinion would help before committing to substantial work.

Request the observations supporting the recommendation, access limitations and any further investigation proposed. Ask why sealing, water management, monitoring or structural repair is being recommended for this particular condition; these are different objectives.

Compare the repair scope, not only the total

Have the provider identify the exact location and extent of work, proposed materials or system, access requirements and excluded tasks. Ask whether excavation, disposal, finish restoration, drainage work and permit arrangements are included. Do not assume cosmetic patching resolves the cause of a crack.

Request the completion checks, written warranty issuer, covered work, exclusions and follow-up process. Agree how unexpected findings and added charges will be approved. Provider pricing, qualifications and job acceptance must be confirmed directly.
