Signs of foundation problems to watch for

Foundation problems tend to show up as a cluster of small symptoms. Here's what to look for.

HomeRelay Pros is an independent homeowner resource and referral service. We are not a foundation repair contractor and do not perform foundation repair or structural work. Paid referrals through a partner network. The recipient confirms your service, ZIP, availability and terms; a call does not guarantee a local provider or appointment.

Inside the house

  • Doors and windows that stick or won't latch
  • Drywall cracks, especially diagonal cracks from door and window corners
  • Sloping, uneven or bouncy floors
  • Gaps between walls and ceilings or floors
  • Cracked floor tile

Outside the house

  • Stair-step cracks in brick or block
  • Gaps around window frames or exterior doors
  • A chimney leaning away from the house
  • Cracks in the visible foundation wall
  • Soil pulling away from the foundation in dry weather

Basement or crawl space

  • Horizontal cracks or walls leaning inward
  • Water seeping through cracks
  • Sagging joists or leaning support posts
  • Musty smells and high humidity

When to call

One minor symptom isn't necessarily a problem. Several symptoms together, cracks that grow, or anything that changes quickly is worth an inspection. See what a foundation inspection includes.
